Building Survey

For large country houses, period cottages and older properties, a full Building Survey is essential. This is a detailed, in-depth, Report based upon a comprehensive inspection of the fabric of the building.

  • Reports are clear and easy to read
  • They provide the fullest information on the condition of the dwelling
  • Advice relating to further repairs is also provided where required
  • Recommendations for further specialist advice are included if potential or concealed problems are suspected, such as ongoing structural movement, rot/decay and beetle attack, dampness etc.
  • Our Reports avoid the use of technical jargon
  • They provide positive and helpful advice

Following dispatch of the Report, we will happily provide guidance and advice right up to exchange of contracts, and thereafter should the need arise.

HomeBuyer Report

Such Reports are more appropriate for properties built within the past 100 years.

  • They focus on urgent repairs
  • Other significant defects are identified
  • Matters needing further investigation are drawn to Clients’ attention
  • They highlight any matters of concern likely to influence your offer or decision to purchase
  • The Report does not however cover relatively minor defects that would be corrected by routine maintenance or where faults do not materially affect the value of the property
  • A valuation is provided
  • Insurance advice is also given

Following dispatch of the Report, we will happily provide guidance and advice right up to exchange of contracts, and thereafter should the need arise.

Significant Defects Report

If you are concerned about one specific aspect of a property and do not require a survey on other parts, the Specific Defects Report may suit your needs. Whether you are purchasing a property or have concerns about a building you already own, this type of report will provide a clear and concise assessment. Based upon a detailed Building Survey, the Significant Defects Report only includes defects likely to involve urgent repair or significant expenditure in the short to medium term and therefore likely to influence your offer price or your decision to purchase.

Pre-Sale Surveys

There are many advantages in having a Survey Report prepared by a Chartered Surveyor before a house is offered for sale or a sale is agreed;

  • Any defects can be rectified by the Vendor before the house is marketed, thereby avoiding problems later in the sales process
  • If there is a need for any further investigations such as a damp or timber report, or a wall tie inspection for example, appropriate reports can be obtained at an early stage rather than holding up the sale later
  • If there are no defects, this is a good selling point
  • If the property is to be offered for Auction, potential purchasers will wish to know about its condition but may not be prepared to commission a full Survey, as they will be competing against other bidders and cannot be reasonably sure that they will be successful

We offer a prompt and efficient survey service and can recommend whether a full Building Survey would be appropriate or an RICS HomeBuyer Report. In some circumstances, we may be prepared to offer a Significant Defects Report, i.e. a report based upon a full Building Survey inspection, but with a lower level of detail in the actual Report which would concentrate upon items of structural or serious significance only. Please note that the Pre-Sale Survey Report does NOT include a valuation.

Because of the potential conflict of interest, Gilyard Scarth will NOT conduct a Pre-Sale Survey upon a property which we are instructed to sell.<?p>

Annual Property Health Checks

An annual inspection of your home to identify areas of disrepair which might become a serious defect if not rectified promptly. The inspection does not involve a detailed Survey, but rather an affordable inspection by a Chartered Surveyor, at about a third the cost of your original survey.
